Picture yourself on a sunny terrace, facing the crystal-clear blue of the Mediterranean. In Mallorca, the mild climate and unspoilt landscapes offer an exceptional way of life all year round. For a waterfront villa, a village house or a flat in the town centre, buying property in Mallorca can be prepared calmly. We support you at every step of the project, from choosing properties to the signing, with English-speaking advice, legal security and personal support to make your move happen.
Mallorca combines beaches, charming villages, mountains, international services and island quality of life.
Quality of life and unspoilt nature
Mallorca appeals with its unspoilt nature and sunny climate, which make for an excellent quality of life. With secluded coves reached on foot or by boat, long sandy beaches and mountain ranges such as the Serra de Tramuntana, the island offers varied landscapes for outdoor leisure and rest. Local coastal protection policies help limit overdevelopment, preserving areas that have stayed authentic. Many residents also mention health benefits from the sea air and regular outdoor activity, which support a healthier, more relaxed way of life.
Easy access and cosmopolitan life
Mallorca has excellent connections and a strongly cosmopolitan character that make it easier for newcomers to settle. The airport and sea links connect the island to major European cities, and Palma offers a range of services, shops and leisure suited to international residents. English, German and French are widely used in many districts and businesses, so you can organise daily life even without fluent Spanish. Cultural and food life is also lively, especially in districts such as Santa Catalina, with markets, restaurants and a buzzing neighbourhood feel.
Varied landscapes and ways of life
Mallorca offers a wide variety of areas and moods to meet every expectation. Palma offers city comfort, services close at hand and varied districts, from the old town to upmarket residential areas, while places such as Sóller, Pollença, Artà or Santanyí appeal with their local charm, nearby unspoilt coves and friendly village life. The interior of the island has authentic villages suited to settling in and a calmer pace. This variety makes it easier to choose the right home, whether a finca, a townhouse or a seafront flat.

Frequently asked questions about property in Mallorca
Can a foreign buyer purchase property in Mallorca?
+
Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.
What costs should you budget for on top of the property price?
+
As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.
Do you need to be there in person to buy in Mallorca?
+
No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.
What checks do you carry out before an offer?
+
We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.
How long does it take to buy property in Mallorca?
+
From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
