How are your fees structured?

Our collaboration starts with signing a mandate that sets out all your search criteria. This mandate includes a start-up fee of €300 including VAT, to cover the first costs of launching the search. After that, we are paid on success, through a percentage of your property's purchase price.

What is a buyer's agent?

A buyer's agent supports you from A to Z in your purchase. They advise you, pre-visit properties, and help you with translations, legal checks and paperwork. They are the person you can trust on the ground in Spain.

Where are you based in Spain?

We operate across mainland Spain, mainly along the whole Mediterranean coast, from Catalonia to Andalusia, as well as in Madrid.

Are you present outside Spain?

Our offices are in Spain. Buyers who live abroad work with us remotely: video calls, video viewings of the properties on your shortlist and, if needed, signing at the notary's with a power of attorney.

What services do you offer?

Alveo Search is part of the Alveo group. As such, we support our clients at every stage of their property project in Spain. Alveo Search is dedicated to buying property: our property search service helps you find the home that matches your criteria and supports you from A to Z, in English. In addition, the Alveo group offers three other areas of expertise: property sales, financing through a mortgage brokerage service, and rental management. This structure allows us to offer complete, secure and consistent support, from finding the property to letting it out or selling it on.

Which visa do I need to retire in Spain?

EU, EEA and Swiss citizens do not need one. For British, American and other non-EU retirees, the usual route is the non-lucrative visa: in 2026 you show at least €2,400 a month for the main applicant, private health insurance and a clean criminal record, and you apply at the Spanish consulate before you move. A home in Spain supports the application but does not by itself give you the right to live there.
