Dreaming of bright sunshine, beautiful beaches and a lively way of life? The Costa del Sol is the ideal place to make it happen. Living on the Costa del Sol means enjoying a mild climate, a rich cultural heritage and a varied choice of properties. For a main home or a second home, buying property can be simple with the right support. Our English-speaking team guides you through every step, from a targeted search to the paperwork, so you can complete your project with peace of mind.
The Costa del Sol combines sun, sea, international services and a property market that is active all year round.
Local agency and English-speaking team
A local agency, based in Benalmádena and fully focused on the Costa del Sol, makes your purchase much easier. Our English-speaking team knows the legal and tax specifics of Spanish property, the neighbourhoods, the features buyers look for and the pitfalls to avoid. We travel along the whole coast to organise viewings, valuations and appointments, and we work closely with notaries and local providers. This personal support saves you time, secures each step and lets you move forward with confidence, whatever kind of buyer you are.
A varied market for every type of buyer
The Costa del Sol market covers a wide range: from highly sought-after neighbourhoods to more affordable areas. Some towns known for luxury push prices up, but there are opportunities for different budgets thanks to the variety of properties and the turnover of the housing stock. Support from a local English-speaking team is valuable to target the right properties for your project, negotiate on an informed basis and understand the specifics of Spanish contracts. This way you improve your chances of finding a property that meets your criteria without compromising on location.
Sun, sea and quality of life
Choosing a property on the Costa del Sol also means adopting a way of life built around the climate, the sea and the outdoors. Long sunny spells encourage an outdoor daily life, with beach walks, water sports, gardens and terraces. This setting appeals both as a main home and as a second home, offering a relaxed pace of life and plenty of leisure and dining options. Property support ensures the home you choose matches your expectations for comfort, upkeep and orientation, so you can make the most of the region.

Frequently asked questions about property on the Costa del Sol
Can a foreign buyer purchase property on the Costa del Sol?
+
Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.
What costs should you budget for on top of the property price?
+
As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.
Do you need to be there in person to buy on the Costa del Sol?
+
No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.
What checks do you carry out before an offer?
+
We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.
How long does it take to buy a property on the Costa del Sol?
+
From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
