Buying a home in Nerja: our English-speaking team at the Málaga office helps you choose the right area, views properties for you and checks everything through to the notary.
Nerja looks out to sea from the Balcón de Europa, a viewpoint at the heart of the old town. To the east, the Nerja Cave, discovered in 1959, holds prehistoric cave paintings.
The municipality includes the village of Maro and a protected coastline of cliffs and coves running as far as Cerro Gordo. The TV series Verano azul was filmed here between 1979 and 1980.

Frequently asked questions about property in Nerja
Can a foreigner buy property in Nerja?
+
Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.
Do you have an office near Nerja?
+
Our nearest office is in Málaga: Av. Blas Infante, 10, 29631 Benalmádena, Málaga, Spain. The Málaga team handles projects in Nerja. We meet you at the office or by video call, and organise viewings on site.
Do you need to be there in person to buy in Nerja?
+
No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.
What costs should you budget for on top of the property price?
+
As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.
How long does it take to buy a property in Nerja?
+
From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
