An ideal city on the Andalusian coast
Almería is a province open to tourism and to the world, as well as to farming and many other economic activities. In fact, it is one of the most sought-after Spanish coastal areas for investing in all types of holiday homes and second homes.
A prime location, reasonable prices
Prices are attractive compared with other regions. Although they are not the cheapest in Spain in terms of average price per m², they remain reasonable compared with neighbouring Málaga. This makes investing in Almería an excellent opportunity today, both for the savings and for the chance to recover your investment with a profit in the medium and long term.
Exceptional geography
Its features are extraordinary: in Almería you can enjoy the mountains, the beach and desert landscapes without leaving the province. This offers an impressive range of activities, such as water sports and boat trips, paragliding and climbing, as well as hiking and caving. It is a place with no room for monotony or boredom.

Frequently asked questions about property in Almería
Can a foreigner buy a property in Almería?
+
Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.
What costs should you budget for on top of the property price?
+
As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.
Do you need to be there in person to buy in Almería?
+
No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.
What checks do you carry out before an offer?
+
We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.
How long does it take to buy a property in Almería?
+
From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
