Our team of property experts, known for its experience in Andalusia, travels to Seville to assess properties, advise on neighbourhoods and help with local formalities. Although our office is in Benalmádena, our advisers work across Andalusia to provide on-the-ground follow-up. This local support means we can anticipate local constraints, plan viewings properly and give you practical advice suited to your project.
Attractive prices and buying opportunities
Seville offers an attractive market for buying property, with prices generally more affordable than some major European cities. The average asking price per square metre is shown in the key figures higher up this page, with its source and date, which helps you place the buying opportunities for a main home or a second home. Our role is to help you understand these price levels by neighbourhood, assess the quality of the property and negotiate the best deal within your budget, without promising returns but aiming for a secure purchase that suits you.
Quality of life and location
Seville is an Andalusian city remarkable for its heritage, its easy-going lifestyle and its location. Close to cities such as Cordoba, Málaga and Cadiz, it offers a good balance between lively city life and a relaxed atmosphere. Its cultural heritage, green spaces and food attract many foreigners looking for a calm quality of life and a pleasant climate. Buying in Seville means choosing a setting where daily life combines modern services and Andalusian traditions. We help you find the neighbourhoods that best match your expectations.

Nervión is a modern residential area, popular with families for its services, shopping centres and good transport links (bus, tram). Contemporary buildings, schools and leisure options make it a practical choice for comfortable everyday life. Close to the stadium and main roads, it suits anyone looking for comfort, accessibility and a less touristy neighbourhood life.
Triana
Triana, on the west bank of the Guadalquivir, keeps a strong working-class and flamenco identity. A lively neighbourhood with markets, tapas bars and craft workshops, popular for its local atmosphere and riverside walks. A good balance between neighbourhood life and access to the historic centre. Suits buyers looking for local character, good food and nearby shops; buses and bridges make getting around easy.
Santa Cruz
Santa Cruz is the historic heart of Seville, close to the Cathedral and the Alcázar. Narrow streets, Andalusian patios and a very touristy atmosphere define this neighbourhood. Frequently asked questions about property in Seville
Can a foreigner buy property in Seville?
+
Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.
What costs should you budget for on top of the property price?
+
As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.
Do you need to be there in person to buy in Seville?
+
No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.
What checks do you carry out before an offer?
+
We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.
How long does it take to buy property in Seville?
+
From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
