Tired of the daily commute under grey skies and dreaming of living all year as if you were on holiday? Leave the spring showers and summer rain behind and come and settle in the Cadiz sunshine. Our Málaga office, the nearest to Cadiz, supports English-speaking buyers looking for warmth and palm trees in the hottest region in Europe.
Cadiz combines history, the ocean, the Andalusian way of life and a lively local scene for a purchase full of character.
Cadiz, a medieval port with thriving tourism
One of the most important ports in the country, this historic city lies in the far south-west of Europe. Proud of its castle and fortifications, it was partly destroyed and then rebuilt over the course of its history. Facing the Atlantic Ocean that surrounds it, the city attracts many tourists every year. This is Cadiz, a sunny Atlantic port covered by our English-speaking team.
Cadiz, a city full of opportunities
Cadiz offers very good property opportunities, whether you are a retiree looking for sunshine, an expat looking for work opportunities or an investor. The average asking price per square metre appears in the key figures higher up this page, with its source and date; it varies widely between the old town and the newer districts.
Cadiz, a city rich in history and pleasant to live in
Cadiz was founded by the Phoenicians more than 3,000 years ago for its trading value and today has more than 100,000 inhabitants. The people of Cadiz are open and it is easy to fit into the city.

Ideal for families and buyers looking for calm, seaside leisure and easier parking than in the historic centre.
La Viña
La Viña is a lively working-class district, known for its tapas bars, local festivals and closeness to La Caleta beach. Narrow streets, a friendly atmosphere and a strong local identity. Varied housing, often more affordable, suits those who want contact with locals and an active neighbourhood life while staying close to the historic centre.
Centro Histórico
The Centro Histórico of Cadiz offers cobbled streets, lively squares and monuments (the Cathedral). Ideal for those who want to be at the heart of city life: shops, restaurants, schools and transport nearby. Frequently asked questions about property in Cadiz
Can a foreigner buy property in Cadiz?
+
Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.
What costs should you budget for on top of the property price?
+
As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.
Do you need to be there in person to buy in Cadiz?
+
No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.
What checks do you carry out before an offer?
+
We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.
How long does it take to buy a property in Cadiz?
+
From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
