Living in Peñíscola
Peñíscola is built on a rock joined to the coast and crowned by the castle of Pope Luna, of Templar origin. The old village, inside its walls, overlooks two beaches: the North Beach, long and sandy, and the South Beach, near the harbour.
To the south, the Serra d'Irta natural park protects a wild stretch of coast, crossed by footpaths and dotted with coves.
Every journey is unique. So is every goal. That is why we offer two packages to suit your needs: full purchase support, from the search to the signing, or legal due diligence on a property you have already found.
No viewings
Legal due diligence
You have already found the property. We secure the purchase, no viewings needed.
The port area combines a marina, fishing and seafront restaurants, with a more local atmosphere and quieter beaches than the north. You will find a mix of flats and terraced houses, often with terraces overlooking the water. Good road access to the region, ideal for those who want a more authentic setting while staying close to the old town and municipal services.
Playa Norte and Paseo Marítimo
The Playa Norte and Paseo Marítimo area offers long sandy beaches, a lively promenade and modern buildings with sea views. It is a family area, with seafront shops, cafés and easy access to local services. Properties here are practical for everyday life and summer stays, suited to families or retirees looking for comfort close to the beach.
Casco Antiguo (Old Town)
The Casco Antiguo surrounds the medieval castle and offers cobbled streets, a strong historic identity and a tourist atmosphere in season. Close to restaurants, bars and the seafront, this area appeals for its unique character but can be less practical for cars. Ideal for anyone looking for a property full of history, a second home or a holiday-let investment, with shops and services close at hand.

Frequently asked questions about property in Peñíscola
Can a foreigner buy property in Peñíscola?
+
Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.
What costs should you budget for on top of the property price?
+
As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.
Do you need to be there in person to buy in Peñíscola?
+
No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.
What checks do you carry out before an offer?
+
We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.
How long does it take to buy property in Peñíscola?
+
From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
