Our team started out in Valencia and knows the market area by area. We support your property purchase in Valencia from start to finish: choosing properties, targeted viewings, legal checks and signing at the notary.
Valencia combines beaches, a historic centre, transport, great food and a quality of life on a human scale.
Close to the coast and easy to reach from abroad
Valencia offers the rare advantage of an accessible coastline and practical access from abroad, which makes travel easy for second homes or permanent moves. The city has an international airport with direct flights to the UK and northern Europe, as well as efficient rail links. Buying in Valencia lets you enjoy a Mediterranean daily life while staying connected to home for visits, paperwork or business trips. Our support helps you assess the neighbourhoods and organise well-planned viewings based on your priorities.
Attractive prices and full infrastructure
The Valencia property market combines the facilities of a big city with prices that are still attractive. The city has full infrastructure, an airport, high-speed rail lines and a port, which make daily life and international travel easier. Prices remain reasonable for a major city and vary a lot from one area to another: the average asking price per square metre is shown in the key figures higher up this page, with its source and date. Buying in Valencia gives you access to a wide range of properties, from the old town to residential districts, with a network of services and local support to secure your project.
A modern city facing the Mediterranean
Valencia has become a modern city facing the Mediterranean, combining quality of life, innovation and a lively cultural scene. The recent growth of the tech sector has attracted start-ups and strengthened the local ecosystem, creating a good environment for professionals and families who want to settle here. Buying in Valencia means choosing a city that combines a southern way of life with the prospects of modern city living. We advise you on up-and-coming areas and on opportunities that match your project, with personal follow-up at every step.
Every journey is unique. So is every goal. That is why we offer two packages to suit your needs: full purchase support, from the search to the signing, or legal due diligence on a property you have already found.
No viewings
Legal due diligence
You have already found the property. We secure the purchase, no viewings needed.
The Cabanyal area and Malvarrosa beach offer an authentic coastal setting, with traditional houses and new residential developments. Calmer than the centre, ideal for families and retirees who want to be near the sea and enjoy a good quality of life. Local shops, markets and good bus and tram links to the centre make the area practical for everyday life.
El Carmen (Ciutat Vella)
El Carmen, the historic heart of Valencia, charms with its medieval lanes, monuments and intense cultural life. Perfect for heritage lovers and buyers who want a second home in the city centre. Close to museums, restaurants and specialist shops, with easy access to public transport. The buildings are mixed: old blocks, small squares and restored buildings, often sought after for their character.
Ruzafa (Russafa)
Ruzafa is the creative and lively district of Valencia, known for its cafés, restaurants and small independent shops. A young, cosmopolitan atmosphere, ideal for those who want city life close to the centre. Good transport links and local services; renovated apartments and historic buildings sit side by side. Also suits investors looking for strong demand for short or long-term rentals.

Frequently asked questions about property in Valencia
Can a foreign buyer purchase property in Valencia?
+
Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.
What costs should you budget for on top of the property price?
+
As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.
Do you need to be there in person to buy in Valencia?
+
No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.
What checks do you carry out before an offer?
+
We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.
How long does it take to buy property in Valencia?
+
From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
