Our solutions for your property project in Spain
Every journey is unique. So is every goal. That is why we offer two packages to suit your needs: full purchase support, from the search to the signing, or legal due diligence on a property you have already found.
No viewings
Legal due diligence
You have already found the property. We secure the purchase, no viewings needed.
El Pinar, in the south, groups together coastal villages and rural areas, often with a milder climate. La Restinga, the area's fishing village, is popular for diving and water sports; services there remain limited. Ideal for those looking for a life close to the sea, coastal scenery and the chance to renovate traditional houses. A relaxed atmosphere, suited to long stays and second-home projects.
Frontera
Frontera, in the north-west of the island, is known for its volcanic landscapes, cliffs and hiking trails. A small village with local shops and a very quiet atmosphere, it attracts buyers looking for nature and views. The roads can be winding and there are fewer services than in the capital, but the natural setting makes it a sought-after area for second homes or a peaceful retirement.
Valverde
Valverde, the capital of El Hierro, offers the best balance between services and island life. It has public offices, local shops and schools, which make daily life easier. It is a practical base for reaching the island's beaches and hiking trails; air and sea links connect El Hierro to the neighbouring islands. A calm atmosphere, suited to those who want comfort and access to services without giving up the island character.

Frequently asked questions about property in El Hierro
Can a foreign buyer purchase property in El Hierro?
+
Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.
What costs should you budget for on top of the property price?
+
As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.
Do you need to be there in person to buy in El Hierro?
+
No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.
What checks do you carry out before an offer?
+
We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.
How long does it take to buy a property in El Hierro?
+
From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
