Tenerife combines a year-round climate, varied landscapes, well-developed services and strong appeal for expats.
English-speaking support and legal expertise
Buying in Tenerife involves legal and administrative rules specific to Spain. Working with local experts, lawyers and estate agents makes the process much easier, from checking property titles to managing contracts. Our partners in Santa Cruz de Tenerife and across the Canary Islands can meet you on site, explain your tax obligations and the rental rules, and coordinate the financing. This support reduces risk and lets you move forward with confidence, with advice suited to your personal situation.
Attractive prices and a favourable economic context
Tenerife offers a property market with prices often more affordable than other European destinations, which attracts buyers and expats. The Spanish tax and economic framework includes measures that can make buying easier for non-residents, especially regarding rental management and taxation. Living and maintenance costs also remain reasonable, which keeps day-to-day management simpler. A tailored analysis of your project helps identify the best options, with no promises of returns but a realistic, professional view.
Quality of life and appeal for expats
Tenerife appeals with its mild climate, beaches, mountains and rich cultural life, making it a popular choice for retirees, expats and families. The island combines a pleasant way of life with good services, so you can enjoy a comfortable daily life all year round. Living in Tenerife also means outdoor activities, local food and a relaxed pace of life. For many buyers, these strengths are a deciding factor that makes investing in property in Tenerife appealing on a personal level.

Where to buy in Tenerife? The areas to know
Puerto de la Cruz
Puerto de la Cruz, on the north coast, has a more authentic feel and a generally cooler climate than the south. A historic town with public gardens, a small harbour and local shopping centres. Local schools and health services, plus links to the interior of the island. Its closeness to natural areas and volcanic landscapes makes it a popular choice for a calm family home.
Los Cristianos and Playa de las Américas
This area covers Los Cristianos and Playa de las Américas, the heart of the south's tourist life. Beaches, pedestrian promenades, restaurants and friendly nightlife. Strong demand for holiday rentals, easy access to shops, international schools and health services. Efficient public transport and road access. Suits investors looking for rental income and first-time buyers who want a lively lifestyle.
Costa Adeje
Costa Adeje is the best-known area in south-west Tenerife, with upmarket resorts, well-kept beaches and marinas. The atmosphere is rather calm and residential during the day, with shops, international restaurants and full tourist facilities. Good transport links to the rest of the island and private medical services. Ideal for buyers looking for comfort, easy access and regulated holiday rental options.

Frequently asked questions about property in Tenerife
Can a foreign buyer purchase property in Tenerife?
+
Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.
What costs should you budget for on top of the property price?
+
As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.
Do you need to be there in person to buy in Tenerife?
+
No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.
What checks do you carry out before an offer?
+
We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.
How long does it take to buy property in Tenerife?
+
From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
