Located in the Canary Islands, Lanzarote charms with its volcanic landscapes, its black and white sand beaches and its authentic villages. Buying in Lanzarote means choosing a way of life focused on nature and tranquillity, with a mild climate all year round. Lanzarote combines volcanic landscapes, preserved architecture, a mild climate and a varied property market.
Volcanic landscapes and unspoilt nature
Lanzarote, a volcanic island with a unique landscape, offers unspoilt views where nature sets the pace. Lava fields, rugged coastlines and volcanic formations create an exceptional setting for lovers of the outdoors. Buying in Lanzarote lets you live close to protected natural sites and to activities linked to the sea and the land: swimming, hiking and cultural discoveries. A well-prepared and well-supported property project here gives you access to an intimate way of life, respectful of the local environment and rich in experiences.
Mild climate and a peaceful atmosphere
Lanzarote's climate adds greatly to local quality of life: mild seasons, sunny days and steady breezes make for pleasant conditions all year round. The island keeps a peaceful atmosphere, far from the bustle of big cities, ideal for relaxing and recharging. Buying in Lanzarote lets you adopt a calmer pace of life, with easy access to beaches and essential services. The right support helps you choose the location and home that best match your needs and expectations.
An affordable and varied market
Lanzarote's property market offers a varied choice and prices that are often more affordable than in some mainland regions, with options for different budgets. This lets buyers looking for a second home or a main residence find something that fits. Buying in Lanzarote does require good research into the areas, build quality and paperwork. English-speaking support helps you assess a property's real value, negotiate with confidence and secure the purchase to suit your plans.

The atmosphere is lively, especially in high season, with good tourist infrastructure and many services aimed at holidaymakers.

Frequently asked questions about property in Lanzarote
Can a foreign buyer purchase property in Lanzarote?
+
Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.
What costs should you budget for on top of the property price?
+
As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.
Do you need to be there in person to buy in Lanzarote?
+
No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.
What checks do you carry out before an offer?
+
We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.
How long does it take to buy property in Lanzarote?
+
From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
