Living in Lloret de Mar

Lloret de Mar alternates beaches and coves along the Costa Brava, from Santa Cristina and Fenals to Canyelles. Above the sea, the Santa Clotilde gardens, laid out in the early 20th century, run down towards the coast.

The centre keeps the church of Sant Romà, completed in 1522, and a Modernista cemetery; on the seafront, the statue of the Dona Marinera looks out to sea. A coastal path, the camí de ronda, links Lloret to Fenals beach.

Santa Clotilde
Santa Clotilde is a hillside residential area, known for its panoramic views and coastal gardens. It has more private villas and houses, often sought by buyers who want peace and quieter coves close by. It has a large sandy beach, a promenade, parks and sports facilities; the property on offer includes flats and villas. Public transport and road access are convenient, and the atmosphere stays more relaxed than in the town centre all year round.
El Centre (town centre)
The centre of Lloret de Mar is lively and ideal for anyone who wants everything close at hand: shops, restaurants and nightlife near the main beach. The area suits buyers looking for a lively second home or a property with strong holiday rental appeal. Buses are frequent and everything can be done on foot. NIE, bank account, buyer's tax, document translation: our teams handle it for you, right up to signing at the notary's.

Our experts do the pre-viewings on site, on video with you. You only travel to sign, and we prepare a power of attorney if you cannot come.

Before any offer, we check the property: debts, charges, mortgages, planning, licences and community of owners. You know what you are buying.

The notary checks the formalities and the seller has their own lawyer. We bring in an independent lawyer who defends only your interests and checks the preliminary contract before you sign.

Frequently asked questions about property in Lloret de Mar

Can a foreign buyer purchase property in Lloret de Mar?

+

Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.

What costs should you budget for on top of the property price?

+

As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.

Do you need to be there in person to buy in Lloret de Mar?

+

No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.

What checks do you carry out before an offer?

+

We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.

How long does it take to buy property in Lloret de Mar?

+

From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
