Living in Sitges

Sitges is recognisable by its church of Sant Bartomeu i Santa Tecla, set on a promontory above the sea. At the end of the 19th century, the painter Santiago Rusiñol made his home and studio here, the Cau Ferrat, and the town became a centre of Modernisme.

Every October, it hosts the International Fantastic Film Festival of Catalonia. Set between the Garraf massif and the sea, it has three marinas and is about forty minutes from Barcelona by train.

Property prices in Sitges: where to buy

Vinyet and Terramar
Vinyet and Terramar form the most sought-after residential area of Sitges, with villas, tree-lined streets and access to beautiful beaches. A more private, green atmosphere, suited to families and buyers looking for privacy and outdoor space. Close to local amenities, with good road links to Barcelona. Often seen as upmarket, it suits buyers who want calm and quality of life while staying close to the centre.
Aiguadolç (port and marina)
Aiguadolç, around the port and marina, combines a maritime atmosphere, seafront restaurants and walks. It is popular for sunset strolls, its cafés and its access to nearby beaches. It often appeals to people who love life on the water and to those who want to be close to moderate activity rather than the very touristy centre. Easy access by car and on foot to the old town.
Town centre (Passeig de la Ribera)
The town centre and the Passeig de la Ribera offer lively seafront living with beaches, restaurants and shops close by. Ideal for those who want everything within walking distance: the market, cafés, public transport and the train station for Barcelona are easy to reach. Friendly and touristy in summer, quieter out of season. Suits buyers looking for a second home or a pied-à-terre with strong holiday rental appeal.

What worries you most?

Optional. You can choose more than one.

Your contact speaks English, from the first call to the signing. We translate the documents and explain each step to you before you commit.

NIE, bank account, buyer's tax, document translation: our teams handle it for you, right up to signing at the notary's.

Our experts do the pre-viewings on site, on video with you. You only travel to sign, and we prepare a power of attorney if you cannot come.

Before any offer, we check the property: debts, charges, mortgages, planning, licences and community of owners. You know what you are buying.

The notary checks the formalities and the seller has their own lawyer. We bring in an independent lawyer who defends only your interests and checks the preliminary contract before you sign.

Search, viewings, negotiation, paperwork: we take care of it. You get a written report in English at each step and you keep control of the decisions.

Anything to add?

Optional. Constraints, wishes, timing: anything that helps narrow the search.

Frequently asked questions about property in Sitges

Can a foreigner buy property in Sitges?

+

Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.

What costs should you budget for on top of the property price?

+

As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.

Do you need to be there in person to buy in Sitges?

+

No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.

What checks do you carry out before an offer?

+

We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.

How long does it take to buy property in Sitges?

+

From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
