Living between sea and mountains, with easy access
Located about 1 hour from Barcelona and 30 minutes from Girona, with direct access to Girona-Costa Brava international airport, Tossa de Mar combines easy access and nature. The town is sheltered by mountains while opening onto the Mediterranean, with remarkable views and a pleasant Mediterranean climate. This location makes it easy to travel to the main cities of the region and keeps daily life practical, while preserving a peaceful coastal setting. For a property purchase in Tossa de Mar, this is a major plus for quality of life.
A unique historical and cultural heritage
Tossa de Mar is the only fortified town on the Catalan coast that is still inhabited, where ramparts and old lanes create a rare and living setting. The fortifications and the old town, recognised for their heritage value, give it an authentic atmosphere that is hard to find elsewhere on the Costa Brava. Living here means a daily life rooted in history, local culture and a preserved town identity, far from mass tourism. This setting gives the place lasting charm for buyers.
An attractive market with good local prospects
The property market in Tossa de Mar reflects the appeal of its natural setting and heritage. Demand, especially for holiday rentals and second homes, remains strong and attracts international buyers. The landscape, combining beaches and hills, offers a wide variety of sought-after properties, while infrastructure improvement projects are making the town easier to reach. For a buyer, this means varied opportunities and a good environment to complete a property project that meets your expectations.

Living in Tossa de Mar

Tossa de Mar is known for its Vila Vella, the fortified old town, with its walls and towers on the headland that closes off the bay.

The town drew artists from the 1930s onwards, and its municipal museum holds works by Marc Chagall. In 1950 Ava Gardner filmed Pandora and the Flying Dutchman here, and a statue of the actress stands in the Vila Vella.

NIE, bank account, buyer's tax, document translation: our teams handle it for you, right up to signing at the notary's.

Our experts do the pre-viewings on site, on video with you. You only travel to sign, and we prepare a power of attorney if you cannot come.

Before any offer, we check the property: debts, charges, mortgages, planning, licences and community of owners. You know what you are buying.

Frequently asked questions about property in Tossa de Mar

Can a foreign buyer purchase property in Tossa de Mar?

+

Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.

What costs should you budget for on top of the property price?

+

As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.

Do you need to be there in person to buy in Tossa de Mar?

+

No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.

What checks do you carry out before an offer?

+

We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.

How long does it take to buy property in Tossa de Mar?

+

From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
