L'Escala, a town full of charm
A stop in L'Escala often leads to love at first sight: the town wins people over with its ancient heritage, its fishing traditions and its sun-drenched coves. Less crowded than other Costa Brava towns, it keeps an authentic, lively atmosphere all year round. This balance between history and local life makes it a sought-after place to buy property in Catalonia. Our English-speaking team travels there to show you properties that match this charm and to guide you at every step of the project.
Peace and quality of life
L'Escala is ideal for those looking for peace and quality of life. Located at the southern end of the Gulf of Roses, the town offers a pleasant seafront promenade, beaches and coves with clear water, and a varied choice of restaurants that bring the coast to life. Daily life is peaceful without giving up the amenities you need. For a property purchase in L'Escala, it is a safe place to live all year round or for regular stays. We support international buyers so they choose a property that precisely matches what they want in comfort and surroundings.
Favoured neighbourhoods for every project
L'Escala's neighbourhoods offer different atmospheres for every project. The old town is the historic heart, with shops, services and lively neighbourhood life all year round. Around it, residential areas such as Closa del Llop and Rosa Lau offer a calmer, family setting. Sant Martí d'Empúries, romantic and medieval, appeals for its charm and its closeness to the ruins of Empúries, ideal for those who want a well-known yet unspoilt address. We help you find the neighbourhood that matches your lifestyle and the property that fits your priorities.

Living in L'Escala

L'Escala lies on the southern side of the Gulf of Roses, next to the ruins of Empúries, where Greeks from Phocaea founded a colony, later extended by a Roman town.

The village is known for its salted anchovies. The municipality is part of the Montgrí, Medes Islands and Baix Ter nature park, and of the Aiguamolls de l'Empordà nature park.

What worries you most?

Optional. You can choose more than one.

Your contact speaks English, from the first call to the signing. We translate the documents and explain each step to you before you commit.

NIE, bank account, buyer's tax, document translation: our teams handle it for you, right up to signing at the notary's.

Our experts do the pre-viewings on site, on video with you. You only travel to sign, and we prepare a power of attorney if you cannot come.

Before any offer, we check the property: debts, charges, mortgages, planning, licences and community of owners. You know what you are buying.

The notary checks the formalities and the seller has their own lawyer. We bring in an independent lawyer who defends only your interests and checks the preliminary contract before you sign.

Search, viewings, negotiation, paperwork: we take care of it. You get a written report in English at each step and you keep control of the decisions.

Anything to add?

Optional. Constraints, wishes, timing: anything that helps narrow the search.

Frequently asked questions about property in L'Escala

Can a foreign buyer purchase property in L'Escala?

+

Yes. Spain places no nationality restrictions on buying property. You do, however, need an NIE, the foreigner identification number, which is required to sign at the notary's and to open a Spanish bank account. We handle this step as part of our support.

What costs should you budget for on top of the property price?

+

As a rule, allow 10 to 15% of the asking price. This covers transfer tax (ITP) for a resale property or VAT for a new build, notary fees, land registry registration and administrative costs. Our online buying costs calculator gives a detailed estimate by region and type of property.

Do you need to be there in person to buy in L'Escala?

+

No. Many of our clients buy from abroad. Viewings can be done by video call with a written report, and signing at the notary's is possible with a power of attorney. On site, we check what photos do not show: the real condition, the immediate surroundings, any nuisances, compliance.

What checks do you carry out before an offer?

+

We check the property's legal status at the land registry, that there are no debts or unpaid charges, planning compliance, the state of the community of owners and whether the price is consistent with recent sales in the area. These checks take place before any offer, not after.

How long does a property purchase in L'Escala take?

+

From the first viewing to signing, it generally takes two to four months. The timing depends mainly on getting the NIE, any financing and the notary's availability. A cash purchase with a complete file can go faster.
